Here’s what I’m seeing out there right now. Sellers who are thinking about listing start in the same two places, and both of them lead straight to overwhelm.

First, they let a bot guess their value. The moment someone considers selling, they head to the portals. They pull up Zillow, Redfin, homes.com, and Realtor.com, and they take whatever the automated value spits out as the truth. The problem is that an automated value is a bot. It’s never been to your house. It hasn’t seen the updates you made, the condition you keep it in, or the dozens of other factors a real professional weighs. Relying on it is essentially licking your thumb and holding it up in the air. It isn’t grounded in a trusted expert’s read on the market, and that’s exactly what you don’t want to base one of your biggest financial decisions on. These tools have real limits, and automated valuations can’t account for a home’s actual condition, which is one of the biggest reasons their numbers miss.

Second, they ask the internet what to fix. The other thing sellers do is go to AI or Google and ask what they need to do to sell for top dollar. The internet cheerfully hands back 47 ways to sell your home faster. So now you’ve got a bot’s value estimate in one hand and a generic 47-item to-do list in the other, and you’re so overwhelmed you don’t know where to start. And when people don’t know where to start, they usually don’t start at all.
