One of the biggest mistakes I see buyers make is starting their home search without a clear strategy. It is exciting to see beautiful houses online and want to visit them immediately, but doing this without a game plan can start to work against you.
When you look at homes based purely on curiosity rather than criteria, you run into decision fatigue. You might forget why you liked a house or feel unsure if it actually fits your life because your goals are not defined. The most successful buyers I work with are different. They look at homes with a specific purpose.
Worse, you may start considering homes that don’t truly work for you, simply because they have one or two appealing features. That’s how buyers end up compromising on things they said they didn’t want.

The “Three-List-Strategy.” Before we ever step foot in a property, I sit down with my clients for a strategy session. We define three specific lists that act as our compass:
● The must-haves. These are your non-negotiables. If you need three bedrooms, a one-car garage, and a yard, we do not compromise on these.
● The would-be-nices. These are the bonuses. Maybe you would love a two-car garage, an open kitchen, or hardwood floors. They are great to have, but not deal-breakers.
● The do-not-wants. This is just as important as the first two. If you are tired of living somewhere with no parking or too much noise, we are not going to look at condos or townhomes that repeat those same problems.
When you define these clearly, your search becomes more focused. You stop chasing every listing and start evaluating homes with purpose. It’s easy to think that seeing more homes will help you make a better decision. In reality, seeing the right homes is what matters.
When you stick to your criteria, we can find a home that actually fits your price point and your lifestyle. We can always loosen those requirements later if we need to, but we must start with a solid game plan.
