If your home is vacant, there's no reason to wait. With less competition, your listing will get more visibility and attract more buyers this season.
Should you sell your Portland home now or wait until January? Every year, I notice the same pattern: right after the New Year, my phone starts ringing with homeowners ready to put their houses on the market. It’s almost like selling becomes a resolution, and January quickly fills up with people who want to get started.
So, if you’re debating whether to sell this fall or wait until the new year, here’s what you need to consider first.
Why you shouldn’t wait until the new year. The challenge with waiting is that the January rush also brings more competition. Many sellers hold off until after the holidays, which means by the time the calendar turns, you’re entering a much more crowded market.
That’s why I always encourage homeowners to start the conversation early. By talking now, we can create a seller strategy that puts you ahead of the January rush. Even if you decide to list in winter or spring, starting sooner gives you time to tackle projects and preparations without added pressure.
The strength of the fall market. What many people don’t realize is that fall is actually a very active season in Portland. The weather stays mild, we enjoy those beautiful Indian summer days, and people are out and about at football games, soccer matches, and open houses, too. Since we don’t usually face wild weather this time of year, it can be an ideal window to list your home.
If your home is vacant, there’s really no reason to wait. Getting it on the market sooner means more visibility and more potential buyers taking a look.
The goal isn’t always to sell today, but to plan the timing that works best for you. Talking now gives us the chance to map out that timing and figure out the best approach for your situation.
