Don't leave your home inspection to chance. I’m going over the steps to take from start to finish.
If you’re planning to sell your home or have already listed it, you’ve likely heard about home inspections. This part of the process can be nerve-wracking for sellers, as there’s often concern about what issues might be uncovered. Here’s how you can prepare for an inspection:
1. Conduct a pre-inspection. If you prefer to avoid surprises, a pre-inspection can be a smart choice. It provides an upfront list of any issues with your home. However, there are downsides to consider. Once you conduct a pre-inspection, you’re obligated to disclose all findings, even minor issues you might not plan to fix. This can complicate matters more than it clarifies.
Additionally, a pre-inspection can create a false sense of security. Just because you’ve addressed certain problems doesn’t mean buyers won’t discover other issues during their own inspections. Homebuyers often spend $1,000 or more on their inspections, bringing in different vendors who may identify new concerns.
2. Work with a trusted agent. The most effective way to prepare for an inspection is to work with a trusted agent. An experienced agent can guide you on what issues truly matter based on their knowledge of past inspections.
I always advise my clients to focus on addressing obvious, visible problems that could raise concerns or negatively impact a buyer’s first impression. I guide them on what needs immediate attention, what can wait, and how to tell buyers about existing conditions.
3. Don’t guess what buyers care about. I recommend against trying to guess what buyers will care about and spending money to fix every little issue before receiving an offer. Transparency is key. Remember to disclose any known issues to potential buyers and discuss how to address them in a way that works for everyone involved.
These tips will help you out, but just remember that every home and every sale is unique. What works for one seller may not always work for you, which is why personalized advice is crucial. It allows you to focus on your home, your goals, and your specific situation.
