If you asked most people what a seller wants when they list their home, you’d probably hear the same answer every time: top dollar. While it’s natural to focus on the highest offer, that’s only part of the picture.
I’ve helped many homeowners sell in various markets, and yes, sellers want to maximize their profit. But you know what else they want just as much? The certainty that the deal will close without surprises or risks.
That’s why, when I help sellers evaluate an offer, I consider much more than just the price. A high number doesn’t mean much if it’s not backed by a solid plan or if there are too many exit ramps for the buyer.
Here’s what really makes a strong offer:
• The down payment amount and type of financing
• The buyer’s lender and their reliability
• The inspection period (duration and items being inspected)
• Whether the buyer is asking for furniture or other personal property
• The timeline for closing
• How many homes they’ve seen (and their seriousness)
I’ll also talk directly with the buyer’s agent. I’ll ask questions that might seem a little extra, but they’re important:
• Did both parties see the house in person?
• How many homes have they already made offers on?
• What’s most important to them?
• Have they backed out of another deal recently?
These details matter. If something causes the buyer to walk away, the seller is left to pick up the pieces, and their listing may appear stale or questionable when it goes back on the market.
